There is a seven-step process for building in Fort Smith. You have to follow these steps if you want a legal, successful build. The first step is to submit a site plan to the city. This site plan has to include a legal description, property lines, name, location, existing and proposed structures, distances, the location of the driveway, and floor elevation. Step two is the submission of construction plans. The construction plan has to include a floor plan, all rooms, dimensions, doors, windows, elevations, and foundation. It is important that this is accurate because the city will be reviewing these plans during inspections.
The third step is to download and fill out the Building Permit Application. You can find the application online under Building Permits.
After you have completed the application, you need to bring all of the documents to the Building Department office on Garrison Avenue. The officer will look at the application and if the information is accurate then the permit will be processed. This can take less than one hour but if the information is not accurate it will take longer.
Throughout the construction process, you need to have your site inspected by the city. After the final inspections have been completed, the Building Department will issue you your Certificate of Occupancy.
Before you can even get your Building Permit, you have to get your Contractor’s License. There are both residential and commercial licenses. You need to have a commercial license for any project that costs $50,000 or more. For residential projects, you need a license for projects that cost $2,000 or more.
