About Construction Projects in Sioux Falls, SD

Located in South Dakota, the city of Sioux Falls is a mix of historic charm and new world construction. If you’d like to start working as a contractor here, you’ll need to follow the city’s rules. Sioux Falls has guidelines when it comes to building permits and contractor licensing. Learn more to start taking on projects.

Building Permits

The Building Services Division issues all building permits in Sioux Falls. There are a number of different permits you can apply for. Some of the most common ones include:

  • Electrical permits
  • Mechanical permits
  • Building permits
  • Plumbing permits
  • Vacant building registration
  • Rental housing registration

Make sure you get a permit before starting any work. It’s the contractor’s job to apply for and get the permit. To create a successful application, you’ll need to have the address, property owner’s name, occupancy or use, and a description of the work you’re going to do.

Luckily, most residential permits only take 10 to 15 minutes for approval. More extensive work might require plans from an architect or engineer and will take longer to approve.

Building Permit Fees

Building permits are not free. You’ll have to pay a set fee depending on the cost of the project. The cost is determined by multiplying the square footage by a set amount. For example, a finished habitable space, such as a house, adds $95 per square foot. Basements add $55 a square foot, unfinished spaces and attached garages add $25 per square foot, and detached garages add $22 per square foot.

Once you’ve calculated the total project cost, you’ll have to consult the fee chart to see the actual cost of the permit. Projects valued at $1,000 to $1,100 only cost $20 for a residential permit. The highest possible amount for a residential permit is $958 for a project valued at $309,001 to $310,000.

Getting a Contractor License

Any project that requires a building permit also requires a contractor license. You’ll need to get a Residential Building Contractor’s License from the city before you can work on any residential projects.

The first step in this process is passing the Construction Supervisor Examination. This test is based on the City of Sioux Falls Residential Code Handbook and costs $75. The city offers the exam once a month.

After passing, you need to apply for your license. You have to get a compliance bond to qualify. This minimum amount is $20,000. You’ll also need at least $300,000 in general liability insurance. The application fee is $300 and must be paid every March 1.

To keep your license active, you have to get one hour of continuing education each year. To prove you’ve done this, you’ll need to get the course instructor to sign a Continuing Education Certificate form and return it to the city.

With your permit and license in hand, all you’ll need is some equipment to finish the job. Aerial tools like boom lifts, scissor lifts, forklifts, and manlifts all help you work faster. By renting this equipment, you’ll quickly become one of the most efficient contractors in Sioux Falls.
