You’re getting ready to so some construction, renovation, or repair in Yonkers. Whether it’s a large-scale project in Getty Square or a residential job, it is likely that you’ll need a permit. How do you know what permits you’ll need? Every city and state is different. Here are some tips about permits, insurance, and rules for different jobs you might be hired to do in Yonkers.
You’ll need a permit to build a swimming pool. Pools must be in a backyard or side yard. You can’t build a pool in front of the house. The pool must be obscured by a solid fence or screen at least 6 feet high. All gates leading to the pool must close automatically.
Vinyl siding does not need a permit. Aluminum siding does. All metal siding must be inspected to ensure proper grounding. All facade repair, restoration. or pointing requires a permit. You must have a detailed plan. If you will be using scaffolding, you’ll need a separate permit.
You can file a letter permit for sheds up to 8 feet by 10 feet. You must get a building permit for a shed larger than that, up to a maximum of 11 feet by 12 feet. Only one shed, greenhouse, or children’s playhouse is allowed on an individual property. They may not be in the front yard. They must be at least 5 feet from the rear and sides of the lots. Electrical permits are required for any shed with electricity.
All decks require permits. A deck less than 3 feet high may not cover more than 40 percent of the rear or side yard. It must be at least 5 feet from the rear plot line and 3 feet from the side. Restrictions are greater for taller decks. All stairs with more than four risers must have a handrail.
New patios 200 square feet or less do not need permits. Zoning requirements specific to location and size apply. Contact a Department of Housing and Buildings engineer to be sure.
If you are repaving your driveway and not extending it beyond the existing boundaries, you do not need a permit. You will need one if you lengthen or widen the driveway. If you are adding a driveway to create off-street parking, you need a building permit and a curb permit. Be mindful of slope and drainage.
